This turnkey property is equipped with everything needed to run a rewarding vacation destination, private club or personal retreat.
Property Description
Spinner Fall Lodge sits on five beautiful acres along the bank of the Fall River. The lodge has been operating as a fishing and retreat destination for many years. Guests enjoy an attractive combination of clean, simple rooms, affordable prices, and an absolutely amazing natural setting with world-class fishing.
The view from each room of the lodge looks out onto a large rolling lawn and down to the tranquil river.
Fall River is some fifteen miles long with an average depth of seven feet. The entire riverbank, from where the headwaters bubble out of the ground to its confluence with the Tule River, is privately owned, which limits public access. While the river waters are open to the public, the icy cold water and depth make it impossible to wade.
The Fall River is part of the nation’s largest spring water system and a wonderland of crystal-clear, 50-degree rainbow trout habitat. It is well recognized as one of the finest spring creek fly fishing opportunity in California, and one of the best in the United States, and likely one of the richest spring-fed rivers in the world.
Improvements
The lodge is currently utilizing seven bedrooms. Each room is well appointed and includes a queen-sized bed, extra-long twin bed, private bathroom, mini-frig, coffee pot and more. Deck seating off the rooms provide million-dollar views.
A commercial kitchen along with dining room and full bar provides lodge guests with complete accommodations. The restaurant with a transferable liquor license is fully outfitted with everything needed for a commercial endeavor.
The lodge has wi-fi and other amenities including four fishing prams (boats) – each with its own electric motor.
Fishing
Indeed, Fall River’s reputation among fly fishermen ranks with the best of the spring creek fisheries, including Silver Creek, the Henry’s Fork, Hat Creek, and the Williamson. The Fall is known for prolific mayfly hatches and quality dry fly fishing, and the upper Fall – accessed exclusively by guests staying at Spinner Fall Lodge – boasts some of the best of those hatches of the year. Sight casting to rising rainbow trout is the norm in this stretch of river.
Brokers Comments
The Spinner Fall Lodge is a unique turn-key property for an entrepreneur who wants to own his or her own hospitality business or for a group of fisherman/woman who want to form a syndicate to share this spectacular place. It is also clearly an ideal property for an individual who wants a private retreat to share with family and friends.
Located between Mt. Shasta and Mt. Lassen, the Fall River Valley is gorgeous. This sparsely populated area holds the most exceptional concentration of wild trout water in California. Two remarkable spring creeks and three freestone rivers offer a range of fly fishing opportunities unmatched on the west coast. The area offers a lot more than fishing, too. A challenging 18-hole golf course is nearby along with great hunting, hiking, and biking. This place is hard to beat!
